Is your private mortgage approaching its maturity

Is your private mortgage approaching its maturity date?

Now is the time to review your repayment plan.

Gather:
✓ Your mortgage documents
✓ Your current mortgage balance
✓ Your maturity date
✓ Updated financial information

Then assess whether your original exit plan is still realistic.

Don’t assume a renewal or refinance will be available. Review your options before the deadline creates extra pressure.

Let’s discuss your next steps.

Replacing a truck or adding a trailer?

Before choosing financing, put the full purchase picture together:

✓ Vehicle details and purchase price
✓ New or used condition
✓ Your available down payment
✓ Business financial information
✓ Insurance, maintenance and operating budget

The goal is a financing arrangement your business can support—not simply another vehicle on the road.

Let’s discuss your next purchase.

$2,100,000 FUNDED | BELLEVILLE COMMERCIAL LAND REFINANCE

Financing vacant land takes careful planning—and a clear view of the borrower’s overall position.

We originated this transaction and arranged $2.1 million in financing secured by a first mortgage on an 11-acre commercial land parcel in Belleville, Ontario, supported by additional residential collateral.

PROPERTY HIGHLIGHTS
▪ 11 acres of undeveloped land
▪ C3 Regional-Commercial zoning
▪ Nearly 400 feet of frontage along a busy arterial road
▪ Convenient access to regional highways and Belleville’s main retail corridor

THE FINANCING APPROACH
The security package included the commercial land, the borrower’s principal residence and a mortgage-free residential condominium. The planned condominium sale formed part of the repayment strategy, with sale proceeds intended to reduce the loan balance.

This transaction highlights the importance of considering the complete picture: the property, available equity, additional security and a defined repayment plan.

Looking to refinance commercial land or explore financing for a complex property transaction? Let’s discuss your next move.

Inventory, payroll and supplier bills don’t always

Inventory, payroll and supplier bills don’t always line up with customer payments.

If you’re exploring working capital financing, start with three questions:

✓ How much funding do you need?
✓ How long will you need it?
✓ What cash flow will support repayment?

Tell us whether you’re managing seasonal demand, preparing for new orders or waiting on outstanding invoices. We’ll discuss the options that may fit your situation.

The Canada Small Business Financing Program may be worth exploring.

Eligible financing purposes can include:
✓ Equipment purchases
✓ Leasehold improvements
✓ Commercial property
✓ Certain working capital costs

CSBFP is a loan program—not a grant. Participating lenders assess applications and make the lending decision.

Let’s discuss your business and what you’re looking to finance.

$2,000,000 FUNDED | MISSISSAUGA INDUSTRIAL TRUCK YARD

Specialized property. A clear business goal. Financing successfully arranged.

An established real estate investor wanted to access equity from a fully leased industrial property to support business expansion and further acquisitions.

The challenge was finding financing suited to a specialized truck-yard property and the borrower’s objectives.

We originated the transaction and arranged a $2 million first-mortgage equity takeout refinance.

TRANSACTION HIGHLIGHTS
▪ $2,000,000 funded
▪ 1.37-acre industrial truck yard in Mississauga
▪ Fully leased, with 88 truck parking stalls
▪ First mortgage at approximately 35% loan-to-value
▪ Equity accessed to support the borrower’s next stage of growth

With a portfolio spanning the GTA and the Midwestern United States, the borrower needed a financing approach that considered both the property and their broader expansion plans.

Planning financing for a truck yard, industrial property or commercial land? Let’s discuss your next move.
